Policies
Waste Disposal
The Association provides six solid waste bins throughout the community. The bins are located at buildings C, K, R, V, AA, and HH. Please recycle or flatten boxes.
Appliances, batteries, tires, chemicals, hazardous materials, and oversized items such as furniture and mattresses are not permitted in dumpsters. Failure to adhere to these requirements will result in a blatant violation. You will also be charged for any disposal costs.
Leaving items outside the dumpster is a violation. You may donate items to the Goodwill Donation Center located next to CVS at 14451 W Newberry Road, (352) 340-2367.
Recycling Right
The Association provides two recycle bins located at buildings F and P. Visit Recycling Simplified to learn more about the recycling program.
- Know what to throw: Cardboard (flatten boxes), paper, metal cans, plastic bottles, and jugs.
- Empty. Clean. Dry. Keep all recyclables free of food and liquid.
- Don’t bag it. Never put recyclables in containers or bags. No plastic wrap.
Pets
- All cats and dogs, when outdoors, must be leashed except when visiting the Dog Run.
- Two pets per Unit allowed.
- Pets may not be left unattended in porch area nor tied up anywhere on the Property.
Scoop the Poop – The Association provides 7 pet waste stations with bags for collection and receptacles for disposal. Be prepared and tie an extra bag to your pet’s leash. Failure to clean-up after your pet is a blatant violation.

Landscape Policy Highlights
- Please see the policy for details regarding bird baths, bird feeders/houses, yard ornaments and decorations, potted plants, and mulch.
- Planting, removal or modification of the landscape by residents is not allowed without prior written approval.
- All unused pots, shepherd hooks, garden flag holder posts, plant stands, trellises, and empty bird feeders must be removed from sight.

Registration is required upon purchasing or leasing a Unit, and whenever there is a change to your registration information.
